THESE TERMS & CONDITIONS APPLY TO DIRECT BOOKINGS ONLY. FOR BOOKINGS MADE THROUGH OUR BOOKING AGENT, PILLOW PARNERS, PLEASE REFER TO THE BOOKING CONDITIONS ON THEIR WEBSITE

We look forward to welcoming you to Church Farm Holiday Cottages, however, when making a booking you are entering into an agreement with us so please take time to read and understand our Terms and Conditions.

Terms and Conditions apply to guests and all members of their party (including day visitors). Please ensure that each member of your party is aware of and accepts the Terms and Conditions detailed below:

1. Booking and Payment
Bookings can be made by completing and submitting the online Booking Form or by telephone.

A contact name, postal address and telephone number, will be required at the time of booking. The person making the booking will be considered to be the hirer, unless otherwise advised.

All bookings will be confirmed and payments acknowledged by us as soon as possible in writing, by post or by email.

Before we can formally confirm the booking we need:

  • The completed booking form with the required deposit, which should be received by us within 7 days of the initial booking.
  • A formal acknowledgement that you have read and understood our Terms and Conditions.

A non refundable deposit of £100 is required with your booking. The balance must be paid 4 weeks before the start date of your holiday. We reserve the right to cancel the booking if full payment has not been received by that date.

For bookings made within 4 weeks of the holiday the full amount will be due at the time of booking.

Payments are to be made by cheque, debit card or direct transfer.

Visitors are requested not to exceed the number of people for whom we have provided beds and linen, unless previously agreed. Sub-letting of the properties is prohibited.

2. Cancellations
Once you have booked your holiday our agreement is a legal contract and your deposit is non-refundable.

If you are unable to take your holiday, please let us know as soon as possible so that we can endeavour to re-let it. If we do succeed in re-letting, we will return your money, minus the deposit. If we are unable to re-let it you are still liable to pay for the holiday in full (and to pay the balance if it is still outstanding) and for this reason we strongly recommend that you take out holiday cancellation insurance. This is not expensive and can be obtained from any good insurance broker.

3. Arrival and Departure
A usual booking is from Friday through to Friday, although short breaks may be taken in the low season and at any time 4 weeks prior to the start of the holiday, if the cottage is available.

Your cottage will be available for you from 4pm on the day of your arrival, unless otherwise arranged. If you arrive early, we could still be preparing your cottage and may not be available to greet you. We always aim to be here to welcome you, so please let us know if you expect to arrive later.

We ask that you be ready to vacate the cottage by 10am on the day of departure, unless otherwise agreed. Please leave the cottage, within reason, in the state that you found it. We reserve the right to charge for extra cleaning if it is left in a very dirty condition.

Your right to occupy the property is limited to a right of occupation for holiday purposes and such right shall terminate at 10am on the scheduled date of the completion of the holiday.

4. Smoking
Church Farm Holiday Cottages have a No Smoking policy. This includes the yard and area immediately outside of the cottages.

5. Children
Children are very welcome but must be supervised by a responsible adult at all times, kept in the areas permitted and not allowed to climb or enter any buildings.

6. Dogs
A well behaved dog is welcome in Winnets Cottage only (dogs are not allowed in Pinster Cottage), but must be kept under control at all times as we have livestock. Please indicate on the Booking Form in the space provided if you intend bringing a dog. Dogs must not be allowed on the furniture or beds or left alone in the cottage. Please bring a bed and towels for your dog and vacuum up any dog hairs before your departure. Dogs should be exercised away from the cottages and any dog waste must be collected and disposed of correctly.

7. Damage and Breakages
We try hard to maintain high standards of comfort and cleanliness at all times. Please keep all furniture, fittings and effects in the same good condition as they were found.

Damage or breakages should be notified to us as soon as possible in order that we can arrange for repair or replacement. Breakages of a minor nature will not normally be charged for. We reserve the right, however, to charge for any damage, losses or additional cleaning required, however caused. Immediate payment from the guest will be required to cover any such costs.

8. Non-availability of Accommodation
We would only cancel your holiday if your accommodation was unavailable for reasons beyond our control. We would try to find you alternative accommodation, but if this was not possible or was unacceptable to you, then we would refund all your payments to us for the holiday. Our liability would not extend beyond this refund.

9. Liability
Visitors are asked to take care at all times whilst on our property. We do not accept responsibility or liability for injury, or damage to or loss of guests property and cars and contents and you agree to indemnify and hold us harmless from all actions claims, costs and proceedings (including reasonable legal fees incurred in defending the same) arising from your acts or omissions (and those of your party) whilst on our property. In the event of guest misbehaviour or other necessary cause, we reserve the right to terminate the let without refund.

We respect your privacy, but reserve the right, with prior notice whenever possible, to enter the property at a reasonable time for emergency maintenance repair or other needs.

The owners reserve the right to cancel a booking without compensation or refund should guests not comply with any of the listed Terms and Conditions.

10. Complaints
Our aim is for you to have an enjoyable holiday and stay at Church Farm. Should you have cause for a complaint, please let us know immediately and we will do all we can to help you. It is difficult to investigate any complaint after you have left the cottage and it is unlikely that any such complaints can be accepted or resolved at the end of the hire period or after you have returned home.
